About Tracy

Tracy has been in real estate for over 20 years and she has never run a paid ad campaign. Her ranking — 137 out of more than 5,000 realtors in Central Virginia — comes entirely from people who trust her enough to send someone they care about her way. Along with being a real estate agent, Tracy is also a luxury home marketing specialist and brokerage owner.

She is based in Bon Air and serves buyers and sellers across Greater Richmond and Central Virginia, from Midlothian and Chesterfield to the City of Richmond, Henrico, Powhatan, and beyond. She founded her boutique real estate brokerage, The Kerzanet Group, to build a team that works the same way she does: hands-on, community-rooted, and genuinely invested in the people they represent.

The money most brokerages put into paid advertising goes back into her clients instead. It includes annual appreciation events, personal check-ins long after closing, and a carefully selected network of local vendors and partners she recommends because she trusts them, not because she has to.

Thank you for being here. Real estate is one of the biggest financial and emotional decisions most people will ever make. I have been doing this long enough to know that what people remember is not the sale price or the listing photos. It is whether they felt like someone was genuinely in their corner.

I started the Kerzanet Group because I wanted to build something that reflected how I actually work: personal, accountable, and built around relationships that last well beyond the closing table. We do not work with everyone. Most of our clients come through a referral, and we take that seriously. When someone sends us a friend or family member, they are putting their own reputation on the line. We do not take that lightly.
